Tenant placement service
Our Tenant placement service includes:
- High quality photographic images of property to be used in tailored marketing & advertising campaigns.
- Coordination of viewings with potential tenants.
- Thorough screening of potential tenants
- Facilitate signing of lease agreement with the tenant.
- Collection of deposit and first month’s rental
- Arrange and conclude key handover.
Tenant placement fee structure:
- A once off tenant placement commission of 8%plus VAT of the total rental amount due for the lease period.
- This commission is deducted from the first month’s rent and/or deposit collected from the Tenant.
- A renewal commission of 8% plus VAT, should the Rental Agreement be renewed with the Tenant. This commission will be deducted from the first month’s rent in the renewal period.
Management & Maintenance Service
Kent Gush Letting Management & Maintenance is a comprehensive service designed to maximise the benefits of your property rentals, whilst releasing you of the burden of the day to day management.
Management
- Provide detailed monthly statements to owner.
- Collect monthly rental and utilities from the tenant.
- Pursue and resolve late and part payments from tenant.
- Manage problematic tenants.
- Payment of utilities, levies and other accounts on the owner’s behalf
- Assistance and advice with regards to Legal Processes and Evictions
Maintenance
- Handle all property maintenance queries.
- Administration of repairs and maintenance to property
- Determining tenant liability for maintenance items as per the lease
- Payment of authorized maintenance or repair expenses on the owners' behalf –use rental received or as per owners' instruction.
- Attend to emergency and after hours’ maintenance issues.
- Access to professional and reliable contractors
- Dealing with Body Corporate and Insurance claims as required.
- Manage exit inspection and repairs to damage caused by tenant on exit by applying the deposit as required.
